We were recently asked by a client to restore a one bedroom flat that had been previously used as a Cannabis growing factory.

When we arrived at the property, it was in a very poor condition, due to the activities and the carelessness of the previous occupier.

We submitted our quotation to the Landlord which was based on completely restoring the property back to its former glory. The Landlord accepted and so we went to work restoring his property.

Once the Police had removed the growing equipment, we went in and started to clear the property of the remaining materials including 600kgs of soil, plant pots, electrical cables, lighting chains (that were hanging from the ceilings), cardboard packaging and boxes, heavy metal carbon filters, ducting pipes and heavy soiled carpets.

It took us a whole day to clear the property which filled a 6 yard skip to the brim!

The previous occupier (without any care) had drilled four very large and ugly 12 inch diameter holes through both the inner and outer walls of the property.

We used matching bricks to brick up and point the outer wall of the property and used Celcon blocks between the inner cavity wall and the outer wall to bridge each of the 4 holes. We finished up by plastering over the Celcon blocks.

We washed down all of the woodwork which was filthy dirty from carbon dust and soil particles. Sugar Soap was used, together with nine buckets of clean water!

We stripped off most of the wallpaper from the walls and made good the many ugly holes in all of the ceilings and the walls of the property.

The next job was to line the walls with new lining paper. Once this was done, we rubbed down the skirting boards, door architravings and all the cupboard doors throughout the property and then wiped the woodwork down with clean cloths, in readiness for Glossing!

We used just under 5 litres of White Gloss Paint as we applied it to every piece of woodwork throughout the property. After we painted all the woodwork, we painted and rolled all of the ceilings, using a White Matt Emulsion. We applied two coats to each ceiling.

At the landlord’s request, we then painted and rolled all of the walls of the property using a Matt Magnolia Emulsion.

The entire job took us 2 weeks to complete, from start to finish!

It was certainly a very messy job and also a challenge to say the very least, but we did it!
